Gentrification trends in the United States Gentrification has both positive and negative effects on communities. When wealthy and educated people move into traditionally working-class or poor neighborhoods, especially those populated by people of color, it is called gentrification. The new residents may have different ideas and aims than the original occupants, which can cause difficulties for the old residents as housing prices increase and the culture of the community changes. On the other hand, gentrification can have advantages, such as bringing much-needed investment opportunities to a neighborhood. The roots of gentrification can be traced back to the discrimination that poor communities of color faced in housing policies after the Second World War. White homeowners sold their homes cheaply to real estate brokers in order to move out of urban areas populated by black residents, while black people paid a lot of money to move into nicer urban areas. However, according to a practice known as redlining, when urban housing needed improvements, black people were denied financial aid, like loans and insurance, based on their race or ethnicity. This resulted in the new black urban areas becoming less attractive and housing prices plummeting. Gentrification then emerged as a solution to this problem. While gentritication can provide financial opportunities and benetit local governments, the changes that come with it can also negatively impact longtime residents. They may be pushed out of their homes and businesses, and the character of the community can change significantly. It is a topic of debate whether gentrification is ultimately good or bad for a community. However, it is clear that cities and their residents must find ways to balance the needs of both old and new residents.
